What kind of pets do you allow? Do you permit exotic pets?

We are a pet friendly community and do have Breed Restrictions. All pets must be less than 35 lbs. full grown. We do not accept reptiles of any sort.

How many pets may I have?

We allow 2 pets per apartment.

Are there any deposits, special fees, or monthly charges to have a pet?

Pet deposit is $400 ($250 refundable & $150 non-refundable) Pet rent $20/mo. per pet.

What must I bring with me to tour an apartment?

Government issued ID in order to tour and a check book or credit card to reserve an apartment home.

What are your fees and monthly charges?

All utilities are paid by resident through a bill back program. Bill back company is Velocity. Enclosed Garage- $50/mo. Storage Unit- $25/mo.

What are the income and credit qualifications?

Rent cannot exceed 33% of monthly income. Criminal and background checks are completed. Credit is screened, but no specific credit score is required.

What is acceptable “proof of income” to sign a lease?

1-month worth of paystubs, or an offer letter.

What happens if I qualify for an apartment, but my roommate does not?

Please contact the office for more information.

Is my security deposit totally refundable?

Security deposit is fully refundable minus damages or monies owed at move-out.

If I get a job transfer, can I break the lease?

We require a 60-day notice to vacate and a lease breakage fee equal to 2-months' rent.

Can I change to a month-to-month lease plan after my first year?

Please contact the office for Month-to-Month availability.

What utilities are included in my lease?

No utilities included.

How long is the term of the lease?

We offer lease terms of 1-13 months.

Do you accept leases for short terms?

Yes

Am I required to have renters insurance?

We require a minimum of $50,000 in personal liability.

Do you offer furnished apartments?

Do you offer corporate apartments?

If something needs to be repaired in my apartment, how do I report it?

You can submit a work order online or call the office directly.

When is my rent payment due?

Due on the 1st every month.

What day of the month am I liable for a late charge?

5th of the month. 8% late fee.

Will you accept electronic payments from my bank?

Yes

Is there a place where I can pay my rent after office hours?

The property offers a rent drop box, or payment online.

There is a person who might be staying with me for a while, is that permitted by the lease?

You are more than welcome to have a guest, for no more than 14 consecutive days. Guest staying more than 14 consecutive days must apply to be a co-resident.

Do you have reserved parking?

Garage parking is reserved. Surface parking is first come first serve.

I have a motorcycle, where can I park it?

You must park in a surface parking space on a first come first serve basis.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes

Can I install my satellite dish at my apartment?

Yes. Please contact the office for installation requirements.

Do you have cable services?

Yes. Residents set up and pay for their own service.

Does the property have a fitness center?

N/A

Does the property have a swimming pool?

Yes, we offer a sparkling outdoor swimming pool and sundeck.

Does the property offer on-site recycling?

Yes

Are gas grills permitted at your property?

No. Grill stations are located throughout the property for resident convenience.

Is there any additional storage space available at your property?

Yes. $25/mo. per storage unit.

Are residents permitted to paint their apartment?

Yes. Residents are just required to prime the painted walls prior to move-out.

Will you accept my delivery packages for me?

Yes, we will accept packages at the leasing office.
